June 2025 Up-Date

 

Policy & Practice Manual Up-Dated

At our Community Listening Session this Spring, one resident mentioned that our Policy & Practice Manual still had references to our former management company.  On June 12 our Board of Directors amended the manual to remedy the problem.  The revised manual has been posted on on our web site  and on the Community Association Management site.  Only policy #1 was affected.  

 

Summer & Fall Maintenance

Summer and Fall are seasons when your association can complete some routine maintenance tasks.  

 

The plans for this year include repairs to painting of trim around our garage doors.  Some of the columns in front of our homes need some touch-up, too.  We have received two bids for this work and a few more are expected. In addition, a few buildings will be powerwashed. We will keep you up to date as to when bids have been awarded and when the work will begin.

 

The concrete pads in front of several of our homes are showing signs of significant deterioration.  The Board is now evaluating bids for restoration and researching the most appropriate way to fund this major project.

Lawn Care & Budget 2026

 

Now is the time to start looking forward to 2026.  The contract with our current lawn care and snow removal providor expires this year.  The Board is actively seeking seeking bids for these services.  One bid has already been submitted and more are expected.  Our management team at CAM will help us assess other potential expenses for 2026 and will provide guidance as we develop a fiscal plan to enable us to meet the needs of the community.

 

Traffic & Safety

 

Have you noticed?  Stonehedge is a neighborhood of walkers.  We see moms, dads, and kids walking together through our community.  We see kids on bikes and scooters, and people walking their dogs.  We see runners. We see joggers.  Every once in a while we even see a sweet, elderly couple walking by holding hands.  And, sometimes, we see drivers failing to stop at stop signs, or driving way too fast.  Please use common sense and caution when you are behind the wheel, and please ask you family members and guests to do the same.  That is the least we can do to keep everyone safe.

 

Something else you may have noticed is the occassional PA State Trooper driving through the community while on patrol.  Something you may notice in the near future will be speed limit signs being installed along Stonehedge Drive as it passes through our development.  That Police presence and those speed limit signs will serve as reminders that safe driving is a must!

 

 

A Riddle

 

What long-time feature of our community is missing but will not be missed?

 

‍  There is one answer to that question for now; there will be two more answers very soon. 

 

Here is the answer for now: Our sinkhole is missing but won’t be missed! It was excavated to rock bottom, filled with large rocks, and the rocks were compacted.  The large rocks were covered with smaller rocks, and all of that was topped off with soil.  Grading and seeding come next. The sinkhole is missing and won’t be missed.

 

Here are the two other things that will soon be missing but not be missed. 

 

Most of us were never aware of the muddy gully behind Building #4 (225 to 231 Aldenwood). Because of poor planning and grading by our developer, stormwater never found its way into the storm drainage system.  A new French drain is under construction.  In just a few days, that muddy mess will be missing but will not be missed.

 

Another place where storm drainage was a problem was at the northwest intersection of Aldenwood and Stonehedge.  A new swale has been dug. It will soon be lined with large rocks and will provide an easy path for rainwater to find its way into the storm drain.  The flooding at that intersection will soon be missing but will not be missed!
